
A New Benchmark in Affordable Housing
Located in the Southwark, Appleby Blue Almshouse was designed by Witherford Watson Mann Architects; a studio known for thoughtful, community-oriented projects. The development revitalises the site of a former care home, creating 57 apartments specifically designed for older residents — a demographic often overlooked in mainstream housing design.
Rather than adopting an institutional feel, the project centres on a large communal courtyard, generous circulation spaces, and light-filled interiors that prioritise social interaction, wellbeing and dignity in later life.
Design Philosophy and Social Impact
Appleby Blue’s architecture reflects a holistic approach to housing; it isn’t just about providing a roof over someone’s head, but about fostering community, connection and quality of life. The courtyard acts as both a green gathering space and a visual anchor, linking each home to nature and other residents.
The project was widely praised by jurors for presenting a new model of social housing for older adults, one that balances practicality with dignity and design excellence. These qualities helped distinguish it from other shortlisted affordable housing schemes and ultimately secure the Neave Brown Award.
Recognition at the 2025 RIBA Ceremony
The award was announced at the RIBA Stirling Prize ceremony on 16 October 2025 at The Roundhouse in London. Appleby Blue’s selection demonstrates how design excellence and social purpose can be integrated to produce housing that is both beautiful and beneficial for its residents.
That same year, Appleby Blue also received the 2025 RIBA Stirling Prize, further highlighting the project’s architectural merit and its contribution to redefining housing ideals in the UK.
Why the Neave Brown Award Matters
The Neave Brown Award was established to celebrate housing that embodies the ideals of its namesake — an architect who championed humane, community-centred, affordable living environments. Neave Brown’s legacy, most famously seen in projects like the Alexandra Road Estate, emphasised street-based neighbourhoods, shared space, and architectural quality regardless of budget constraints.
By awarding Appleby Blue, RIBA emphasised that innovation in affordable housing is not just about cost-efficiency, but about enriching daily life and forging lasting social connections.
